Your house is likely to be one of the most expensive purchases you will ever make – you need to know as much as you can about the property before you buy it, so having a survey makes good sense – and could save you thousands of pounds in costly repair bills.
We at Marrion & Co are members of the RICS  the leading professional body in the property market who have highly regulated rules of conduct to which we are subject. 

This means that we will give clear, impartial and expert advice about your intended purchase.  We act in your interests, and our skills are updated throughout our practicing career as part of our professional membership.

Surveys are a kind of ‘building health check’ and can actually save you money.  Since if serious problems are found, it is often possible to re-negotiate the sale price of the property to reflect the cost of the necessary repairs – or you may even decide not to buy it at all.

Our surveyor at Marrion & Co has built up many years of sound post qualification experience, and is both intimately acquainted with the local property market and easily approachable to discuss your individual needs and concerns.  To this end, we encourage discussion with the surveyor, both before and after inspection, so that your requirements can be listened to and acted upon.  For instance, you may have concerns about dampness or dry rot or you could be considering making structural changes to a property and need specific advice about how viable those changes are.

We can help you to choose which type of survey is right for you and best designed to help you make a more informed buying decision.  Costs vary according to which type of survey you require, and these can be explained in more detail as required.  Please see  BUYING PAGE where the different types of survey available are described in more detail.

VALUATIONS
There are numerous other occasions when a valuation of your property may be required such as for probate and or matrimonial purposes, taxation or freehold purchase.  We can also assist in boundary disputes and party wall issues.  We will be happy to discuss your individual needs and our competitive fee structure.

Marrion & Co also have our own Domestic Energy Assessor who is qualified to provide Energy Performance Certificates which form part of the Home Information Pack.

The Energy Performance Certificate is similar to the certificates now provided with domestic appliances such as refrigerators and washing machines.
 
Its purpose is to record how energy-efficient a property is as a building and advise you how to make your home more energy efficient.  The certificate will provide a rating of the property from A to G, where A is very efficient and G is very inefficient.

The ratings will vary according to the age, location, size and condition of the building. The potential rating on the certificate will take these factors into account, and the suggested measures will be tailored so that they are realistic for the particular building.
